Which Fire Safety Role Does Your Building Need?

In short: Both are FDNY Certificates of Fitness — but for different roles. F-01 certifies fire watch guards for system impairments. F-89/T-89 certifies Fire and Life Safety Directors for building-wide fire safety management.

F-01 Fire Watch Guard – On-Site Fire Watch Coverage

Typically required when fire protection systems (sprinklers, alarms) are impaired or out of service. FLSD Fire Safety Director (F-89 / T-89) – On-Site Life Safety Authority

FLSDs implement the building’s fire safety plan, train staff, coordinate drills, and direct emergency response and evacuations.   • Fire watch is required in any building where fire protection systems are out of service or a fire hazard is present. This includes properties with impaired sprinkler or fire alarm systems, construction or demolition sites, and buildings undergoing hot work or other high-risk activities. In these situations, the FDNY may require a certified fire guard to maintain continuous patrols until systems are restored or the hazard is resolved.  

  • Non-compliance can result in fines, mandated fire watch, or operational shutdowns. Our documented patrol logs and time-stamped reports provide verifiable proof of compliance during inspections and reduce liability exposure.

  • We use an all-inclusive flat-rate model. Pricing covers staffing, training, payroll, supervision, insurance, backup coverage, and required documentation — with no overtime charges, holiday premiums, or hidden fees.

  • In New York, each guard holds an F-01 Certificate of Fitness (Fire Guard for Impairment). In other states, we comply with all local licensing and certification requirements. All personnel also pass background checks before deployment.
